These terms govern your use of the website and account provided by The Lettings Collection Ltd ("we", "us", "our"), trading as The Lettings Collection. By creating an account or using the service you agree to them. Please also read our Privacy Policy.

Who we are

Your account

You must be 18 or over to create an account. Please give accurate information and keep it up to date. You are responsible for keeping your password safe and for activity under your account; tell us promptly of any unauthorised use. We recommend enabling two-factor authentication.

What the service is

The service lets you browse homes, make enquiries and — for guests and owners — manage stays, payments, documents and messages in one place. Registering or enquiring is not itself a booking. Any stay is governed by a separate Short-Term Occupation Agreement between you and the property owner; any arrangement between an owner and us is governed by a separate Letting and Management Agreement. Where those separate agreements conflict with these terms in relation to a stay or letting, those agreements take precedence for that subject.

Our role

For each let, the contract is between the guest and the owner. We act as the owner's agent (and, where appointed, manager). We are not the landlord and do not become a party to the occupation itself. We do not guarantee the availability, condition or suitability of any property, and disputes about a stay are ultimately between the guest and the owner, subject to any management obligations we have separately agreed.

Acceptable use

You agree not to use the service unlawfully; not to attempt to gain unauthorised access to, disrupt or test the security of the service; not to scrape, copy or harvest content or data except as ordinarily needed to use the service; and not to submit false information or content that is unlawful or infringes others' rights.

Content and intellectual property

The website, its design, text and images are owned by us or our licensors and are protected by intellectual-property rights. We grant you a limited, personal, non-transferable licence to use the service for its intended purpose. Property descriptions and photographs may be provided by owners, who are responsible for their accuracy.

Availability

We aim to keep the service available but do not guarantee it will be uninterrupted or error-free, and we may change, suspend or withdraw parts of it, including for maintenance.

Liability

Nothing in these terms limits liability that cannot lawfully be limited, including for death or personal injury caused by our negligence, or for fraud. Subject to that, the service is provided "as is"; we are not liable for the acts or omissions of owners or guests, for the content owners provide, or for indirect or consequential loss; and our total liability arising from your use of the service is limited to £100 or, if greater, any fees you have paid us for use of the service in the previous twelve months. These limits are without prejudice to any separate agreement you sign with us or with an owner.

Suspending or closing accounts

We may suspend or close an account that breaches these terms or is used unlawfully, and you may close your account at any time by contacting us. Some records may be retained as described in the Privacy Policy.

Privacy

We handle personal data in line with our Privacy Policy, which forms part of these terms.

Complaints

If something is not right, tell us — the quickest way is through the portal, or email hello@lettingscollection.com, and we will look into it promptly. As a letting agent we are a member of a government-approved property redress scheme; details are available on request.

General and governing law

These terms are governed by the law of England and Wales and subject to the exclusive jurisdiction of its courts. If any provision is unenforceable, the rest continues in force. We may update these terms from time to time; the "last updated" date shows when, and continued use means you accept the current version.
